Frequently Asked Questions
What if TLS doesn’t secure funding?
The agreement only becomes binding after TLS secures all the necessary funding. You’ll receive written confirmation once funding is raised, and payments will begin the following year.
What if I sell my property?
The agreement is registered under Section 219 of the Land Title Act, meaning it automatically transfers to any new owner as a covenant that runs with the land.
What if my heirs inherit the property?
Since the agreement is registered on the land title, your heirs will inherit both the conservation commitment and the associated income benefits along with the property. This ensures that conservation efforts continue smoothly, and any eligible payments will transfer to them without interruption.
What if my forest is damaged by a natural disaster or Force Majeure?
In cases of natural disaster (like fire, flood, pest infestation, etc.), we consider this a “Covered Event”. You won’t be penalized financially, and TLS will work with you to support you in re-planting if you are interested.
What if the tree count falls below the protected trees?
You’re required to maintain the tree count at least 90% of the agreed number. If the count drops below 90% (excluding Covered Events), payments may be reduced proportionally.
What if the tree count falls below 85%?
If the tree count falls below 85% for reasons not covered as a “Covered Event,” TLS may terminate the agreement and seek a reimbursement of funds already provided, plus interests. This is TLS’ mechanism to ensure tree protection.
What if I want to use the land for other purposes?
Non-extractive activities like eco-tourism or small-scale Airbnb are allowed. However, activities that could reduce the tree count to less than 90% —such as logging or large-scale development—are prohibited.
What if satellite monitoring isn’t available?
TLS primarily uses satellite imagery for privacy-friendly monitoring. If satellite access becomes unavailable, TLS will work with you to find a suitable alternative that respects your privacy.
What if legal regulations change during the agreement?
If new federal, provincial, or local laws make it impossible to fulfill the agreement’s objectives, either party may terminate the contract with 60 days’ notice.
What if I need to exit the agreement early?
Early exit is possible, but it requires reimbursement of all payments received plus interest. This ensures the conservation commitment remains fair and sustainable for TLS’s goals.
